The Company finances in general can be examined by reference to the Annual Accounts and Directors’ Report which are distributed to all shareholders and submitted annually to the Registrar of Companies.
Income and Expenditure
The Board works with Bartholomews to determine a program of preventive maintenance and other works which are then planned for each year.
This information is used to prepare and agree a budget of expenditure at the end of each calendar year which is reflected in the annual service charges which are levied on the 1st January and 1st July in each year. All owners pay an equal share of the service charge.
This service charge collected then pays for the management and maintenance of common areas on the estate. This includes payments to Bartholomews, who manage the estate and Landform who provide the gardeners, caretaker and related equipment and consumables. Also included is expenditure for, electricity, water rates for the central fountain, general maintenance etc
The Board also manages a set of reserve funds for grounds and major infrastructure maintenance and improvements which are added to each year. The establishment of a reserve fund is essential so that works can be carried out when required without the need for raising a special levy on owners.
Accounts
The company accounts are made up annually by Miller Davies, these are then reviewed and approved by the Directors. When ready, these are circulated to all shareholders together with Notice of the Annual General Meeting.
